General Description |
Reporting to the Vice President for Business and Finance, the Assistant Vice President, Facilities and Construction Management oversees all aspects of the facilities management department. The AVP provides direction, planning and administration of the day-to-day operations of all campus facilities. This includes facilities planning and maintenance, space administration, construction management, renovations, physical plant management, architectural and engineering services, utilities, landscaping, custodial and all other maintenance services. In collaboration with the Vice President, this position provides leadership in the implementation and execution of the College’s Facilities Master Plan, while leading the development and implementation of major construction and renovation projects. |
Specific Responsibilities |
• In collaboration with the Vice President, manage the implementation of the College’s Facilities Master Plan. • In collaboration with the Vice President, plan and coordinate capital projects, including new facilities, major facility upgrades and building system improvements. • Formulate strategic and tactical planning for all operational areas and create performance measures consistent with College-wide mission and goals. • Provide oversight for the daily maintenance and repair operations of the College. • Provide leadership for managers and staff to ensure optimal performance in responding to requests for services, emergencies and preventative maintenance work. • Develop and implement an annual preventative maintenance plan. • Collaborate with various departments to ensure proper planning and execution of project deliverables. • Ensure that contracts are procured and managed in a cost effective and efficient manner; developing productivity measures and operational improvements to get the best operational and financial value for the College. • Oversight of all landscaping maintenance and projects. • Assist the Vice President in facilitating positive communications and relationships with the College community and neighborhood community. • Conduct and attend meetings to address projects, maintenance planning, and environmental hazards that affect the College. • Approve billing and invoices. • Manage budgets and utility billing for alignment with expected expenditures, prepare adjustments, and review trends. • Prepare specifications for delivery of services and goods, and participate in bid process. • Oversee operations of building maintenance, grounds maintenance housekeeping, utility services, landscaping, and vehicle maintenance. • Develop RFPs and manage contracts for contracted plant services. • Assist the Vice President with real estate identification, lease negotiations and management. • Coordinate internal and external approvals associated with plant operation activities. • Develop and maintain appropriate records and data bases necessary for coordinating plant operations. • Prepare and present various reports and other necessary correspondence. • Ensure compliance with relevant local and state codes and regulations. • Deliver quality customer services to both internal and external constituents in a professional helpful and courteous manner. • Other duties as assigned. |
Minimum Qualifications |
• Bachelor’s degree in architecture, construction management, engineering, or a related field required. Any and all degree(s) must be from a regionally accredited institution of higher learning. • Minimum seven (7) years related facilities and construction management experience required. • Demonstrated leadership in complex construction projects required. • Strong project management and time management skills required. • Knowledgeable of best practices in mechanical, electrical and plumbing (MEP) design required. • Demonstrated competency in architecture and engineering disciplines required. • Demonstrated ability to communicate effectively with various internal and external constituents required. • Demonstrated ability to develop and sustain positive working relationships with colleagues required. • Ability to work evenings and weekends required. • Strong project management skills and demonstrated ability to balance competing priorities and deadlines required. • Competency in organizing data, maintaining files, and preparing reports required. • Detail-oriented with excellent communications skills, both verbal and written, to effectively interact with people of diverse backgrounds required. • Ability to work independently and take initiative required. • Ability to create and implement systems, procedures and processes required. • Exceptional organizational, problem-solving and planning skills required. • Ability to collaborate with others required. • Demonstrated customer service orientation with a leadership mindset required. • Ability to maintain sensitivity, understanding and respect for a diverse academic environment, inclusive of students, faculty, and staff of varying social, economic, cultural, ideological, and ethnic backgrounds required. |
Preferred Qualifications |
• Master’s degree in architecture, construction management, engineering, or a related field preferred. • Previous experience working in higher education preferred. • Real Property Administrator (RPA) preferred. • Experience working in a collective bargaining environment preferred. |
