Duties of Position: General Function: Responsible for skilled utilities work in the performance of a comprehensive heating, ventilating and air conditioning system and water, storm drain, natural gas, building automation, fire alarm and alarm systems. Responds to emergency situations for the purpose of resolving immediate safety concerns within or outside normal working hours.
Characteristic Duties: Operates, diagnoses, inspects, repairs, replaces, services and performs preventive maintenance on all HVAC equipment, such as but not limited to:
- High and low pressure boilers; steam and water traps
- Commercial size furnaces and air conditioners
- Hermetic centrifugal refrigeration machines
- Heating, cooling, chemical, sewage, storm drain and all other pumps
- Cooling towers; pipe lines, valves
- Water heaters; water softeners, meters
- Motors; pumps, bearings, seals, belts
- Natural gas system
- Steam and water system
- Electrical power supply system
- Plant computerized automation system and all other related equipment and emergency generating units
Informs co-workers regarding procedures and/or work orders (e.g. computerized energy management systems, researches parts/equipment, etc.) for the purpose of providing information for making decisions, taking appropriate action and/or complying with health & safety regulations.
Prepares documentation (e.g. records of refrigerants, daily paper work, time and materials, specifications, etc.) as required for the purpose of providing written support in compliance with regulations and/or conveying information.
Installs new parts and equipment as required.
Inspects College property and observes activities on College property for unsafe conditions which may lead to injury, takes appropriate action to correct any unsafe practice or condition and reports all other potential safety hazards to supervisor.
Responsible for housekeeping, cleaning and painting of respective areas and equipment.
Operates motorized vehicles including but not limited to: trucks, vans, gators, and lifts.
Equipment/Tools: Employee must operate the following tools:
- Electrical meters
- Mechanic tools
- Motorized Lift
- Motorized and electric vehicles
- Extension ladders
- Pipefitting tools
Work Conditions: Employee is subject to both indoor and outdoor environmental conditions. Employee may be required to wear eye, respiratory and/or hearing protection and other personal protective equipment on a daily basis. Requires the ability to lift and carry 50 pounds. Work involves reaching, prolonged above shoulder level activities, ladder climbing, squatting, kneeling, pushing, pulling, negotiating stairs, grasping, and using hand and/or power equipment. Applicants will be required to complete a physical prior to hiring. Must be able to work shift work, weekends, overtime and holidays.
Supervision: Under direct supervision of the Utilities Foreman receives daily oral instructions, written and computer generated direction, guidance or instructions on work to be performed. Occasionally, instructions are supplemented by plans, drawings or blueprints. May occasionally provide instruction/guidance to other personnel.
Educational Requirements: Associates in Applied Science Degree in Refrigeration, Air Conditioning and Heating or Trade School equivalent.
Experience Requirements: Five years in mechanical maintenance and operation of HVAC and related equipment. Skilled knowledge in high and low pressure boilers, hermetic and centrifugal refrigeration machines, plant water management, and energy management/building automation systems. Ability to read blueprints and wiring diagrams. Electrical and mechanical aptitude. Understand operation of Wet, Dry and Suppression Fire systems. Proficient in the following trades: electrical, refrigeration, and piping. Demonstrated ability to review, manage and commission work with engineers and contractors on new construction and renovations for the purpose of providing and receiving information with regards to mechanical electrical systems.
