Description
- Identifies and manages maintenance and repair needs of building infrastructure systems throughout the assigned zone through personal knowledge of building systems and through interaction with different University department’s business managers located in the buildings within the assigned zone. Recommends to improve strategies and policies to provide optimum services to support research activities in the laboratory buildings. Supervises craft personnel and evaluates their job performance. Schedules maintenance work orders by utilizing the Facilities Maintenance management work records/documents and work logs/time sheets for accuracy. Inspects the work assigned areas after the work is completed. Performs “hands-on” maintenance and repairs as needed. Monitors and troubleshoots building mechanical systems. Monitors laboratory exhaust systems and fume hood performance and keeps them under compliance.
- Plans, implements and administers a comprehensive Preventive Maintenance program utilizing the facilities management software. Maintains working level of supplies, tools, and material as necessary to accomplish assigned work. Develops scope of request for proposal to bid large maintenance projects and minor construction projects and prepare purchase requests as required. Performs periodic building condition assessments, including documentations and scope/pricing information to use for capital budgeting process.
- Oversees service contracts and progress of contractor’ work. Reviews drawing and specifications for all remodeling construction projects that impact the buildings assigned for this zone. Meets with project managers from Design and Construction Department and consultants for coordination and provides all recommendations and comments to the project managers. Coordinates with project managers to reduce construction impact for the building users. Attends OAC (Owner and Contractor) meetings as needed to ensure accuracy of project transition process from construction phase to operation phase.
- Inspects all building systems, i.e. mechanical, electrical, laboratory mechanical systems, building structural components, and overall aesthetics of the buildings. Ensures that mechanical rooms and other assigned wok spaces within the zone are maintained in a safe organized manner.
- Assists Occupational Risk and Safety Department representative, Emergency Management/Fire and Safety Department representatives, and Organization of Research and Integrity department representative in inspection and compliance and activities. Assists inspection and compliance projects with the Department of Occupational Risk and Safety, Emergency management/Fire and Safety, Organization of Research and Integrity.
- Attends Facilities Maintenance and Operations meeting and updates the matters concerning all buildings in the assigned zone. Maintains ongoing projects document that need capital improvement and gets budgets quotes from contractors. Responsible for interviewing, hiring, and training maintenance staff. Manages budget and reviews invoices to ensure accuracy. Makes sure the maintenance and repair costs stay within budgets.
Qualifications
High school diploma or GED and 10 years experience in the operation, inspection, and maintenance of urban building systems and three years of supervisory experience of building and/or trades personnel; or a combination of education and related experience.
